You will be able to enlarge or reduce the size of any room, change the location, size, and direction of the doors and windows, and even place furniture in the rooms. Basically, this design format gives you a way to decide what works for you before getting the professionals involved – which will save you a small fortune.The structural dimensions and calculations are standard to the building industry. The windows and doors are standard sizes so no need for special orders. Another area that is specified with standard sizes is the kitchen and vanity cabinets. Space has also been provided for fitting the cabinets as walls are rarely square. Therefore, any architect or structural engineer should be thrilled to have this format presented when you are ready to build. 2-STORY FARMHOUSE – 2,937 sq. ft.: This design may be my favorite. It can accommodate a small army or small family. The front Covered Entry and Covered Porch is super inviting with the low roof capping them. The entry Foyer screams “Welcome” with the sliding barn doors and stairs to the second floor reminding us of years gone by.Then you enter the large Dining Room with room for everyone. A farmhouse table with chairs and a sideboard could almost get lost.The Kitchen has a long row of cabinets against the back wall, a sliding window over the sink to the Lanai, and a small window opposite it for a cross breeze. The Kitchen also includes a breakfast bar for quick meals.The Back Hall connects the Kitchen, Laundry and Lanai. It also has a closet which can be used as a Pantry or coat closet.The Laundry has a window for circulation and room for the washer, dryer, laundry sink and tankless water heater. The opposite wall has plenty of room for cabinets, shelves and/or a hanging pole.The Master Bedroom is located on the first floor and is spacious enough for a king size bed, night tables, dressers and a side chair. It has a nice walk-in closet with another large closet in the Master Bath. The Master Bath also has a double vanity, shower and private toilet space.The Great Room is big and full of windows with a long blank wall for a fireplace, bookcases, paintings, etc.. And there is still space on the other walls for your favorite pieces. The room is big enough for a game table and two sofas and armchairs.The Second Floor has 3 Bedrooms, Laundry/Craft Room, Den, and 2nd Floor Lanai.All of the Bedrooms are large and have plenty of windows and large closets. Two Bedrooms share a good sized Bathroom, and one Bedroom has a private Bathroom.The Craft/Laundry Room provides space for crafts, sewing or a hobby. It also has a stackable washer/dryer and tankless water heater to maximize convenience. The Den is spacious and would be good for many uses, i.e., a study, a pool room, a playroom.
